The Tuscana Luxury Apartments project is a 108-bed, 66,082 square foot student housing community on 1.95 acres in Gainesville, Florida.

The development consists of two 3-story buildings. A total of 41 units, consisting of four studios, seven 1-bedroom 1-bathroom, six 2-bedroom 2-bathroom, eleven 3-bedroom 3-bathroom, and thirteen 4-bedroom 4-bathroom units were constructed.

Construction generally is wood frame with a combination of brick, stucco and stone exterior. Roofing will consist of architectural style asphalt shingles. All buildings are slab on grade. Interior finishes consist of painted drywall walls and ceilings with a textured finish, and a mixture of carpet and ceramic tile flooring.

Site improvements consisted of clearing and grading while avoiding disturbance of the surrounding wetlands.
