The Village at Overton Park project is a 612-bed student housing community located on a 4.3-acre urban infill site in Lubbock, Texas.

The Village at Overton Park project is a 612-bed student housing community located on a 4.3-acre urban infill site in Lubbock, Texas. Approximately 3 feet of fill materials were imported to the site for on-grade surface drainage of a precast parking garage. The perimeter of the site, adjacent to the Texas Tech football stadium, is secured by a decorative, metal fence.

This 491,814 square foot development consists of two 4-story apartment buildings, one 2-story community center with fitness facilities, leasing center, community pool, and one 5-story, 578-space, precast parking garage with a first-floor maintenance facility. The project contains a total of 163 apartment units consisting of 20 two-bedroom and 143 four-bedroom units. All units have attached patios/balconies.

Construction is wood frame with cementitious siding and a combination of brick and stone veneer. The roofing consists of a 60-mil thermoplastic overlay roof system, with decorative canopies and trellises. All building slabs are post-tensioned concrete on grade with turned down foundations and stem walls at the exterior. The precast parking deck has a conventional slab on grade and is supported by shallow foundations and isolated footings. Interior finishes of the living units consist of painted drywall and ceilings and walls with a textured finish, and a mixture of carpet and faux wood flooring. The kitchen and bath areas include wood cabinetry and trim with solid surface countertops.
