Student Housing General Contractor – The I.Q. (formerly known as The Icon at USF) is a two-building, 183-unit luxury apartment community in Tampa, Florida.

The IQ is a luxury student housing project consisting of 183 apartment units. This 313,292 square foot community is situated directly across from the University of South Florida on 5 acres in Tampa, Florida.

The community includes a 6-story precast parking garage separating the two main buildings. The project development consists of two 5-story buildings that wrap around a 6-story parking garage with direct access into the apartments. Amenities include two elegant courtyards with a swimming pool, outdoor lounge area, fitness center, cybercafé and study areas.

Apartment buildings are constructed with a mixture of wood framing, structural steel, light gauge metal framing and elevated concrete structural slabs. The exterior surfaces are composed of stucco, curtain walls and storefront glass at the amenity areas. All buildings within the community are built upon post-tensioned concrete slabs on grade.

Interior finishes include painted drywall and ceilings with a textured finish, and a mix of carpet, luxury vinyl tile and ceramic tile flooring.
