The 18 Nineteen project is a 732-bed student housing community located on approximately 6.10-acre at 1819 Glenna Goodacre Boulevard in Lubbock, Texas. Site improvements consist of water, storm and sewer utilities that tie into existing public utilities. The site improvements also include Overton Park Standards, resort-style hardscaping, landscaping, irrigation, additional street parking, asphalt paving, and Overton Park Standard concrete sidewalks with brick ribbon banding. The development consists of 217 apartment units in two 4-story circular type B apartment buildings, one 2-story clubhouse integrated into the first and second floors of Building 1, two fitness centers located on the first floors of both buildings, one 6-story precast parking garage with a maintenance building and trash compactor enclosure.
This project also includes a variety of amenities within the building courtyards. The Building 1 courtyard includes a pool with a swim-up bar and seating, pavilion, outdoor kitchens and cabanas. The Building 2 courtyard includes water features and a putting green. Construction is generally wood frame with cementitious siding, brick veneer and limestone at the clubhouse entrance. The roofing consists of architectural style asphalt shingles, TPO flat roof, barrel tile, and a standing seam metal roof at the pavilion. All apartment building slabs post-tensioned slab on grade with a 2.5-foot cast-in-place foundation wall. The parking garage is poured as a conventional SOG. Interior finishes consist of painted drywall ceilings and walls with a medium textured finish, and a mixture of carpet and vinyl faux wood flooring. Wood cabinetry and trim with solid surface countertops are installed in all kitchen and p-lam countertops in all bath areas.
