The 21Hundred at Overton Park project is a 1,204-bed student housing community located on approximately 21 acres at 2110 Mac Davis Lane in Lubbock, Texas. Site improvements consist of water, storm and sewer utilities that tie into existing public utilities. The site improvements also include Overton Park Standards, resort-style hardscaping, landscaping, irrigation, additional street parking, asphalt paving, and Overton Park Standard concrete sidewalks with brick ribbon banding.
The development consists of 296 units in 12 three-story apartment buildings, 4 three-story carriage houses, a clubhouse, 2 one-story mail kiosks, six trash enclosures, a one-story pool cabana, 10 carports, a one-story pool house, and 2 one-story maintenance buildings. Construction is wood frame with cementitious siding, brick veneer and limestone at the clubhouse entrance.
The roofing consists of architectural style asphalt shingles, and the clubhouse is adorned with a concrete tile roof. All apartment building slabs are conventional slab on grade with, on average, a 2.5-foot cast-in-place foundation wall. Interior finishes consist of painted drywall ceilings and walls with a medium textured finish, and a mixture of carpet and vinyl faux wood flooring. Wood cabinetry and trim with solid surface countertops are installed in all kitchen and bath areas.
