The Haven 46 project is a 542-bed student housing community on a 4.9-acre site at 14500 North 46th Street in Tampa, Florida.

Site improvements consist of water, storm and sewer utilities that tie into existing public utilities. The site improvements also include 46th street widening, paving of Abbott Street, a resort-style pool, hardscaping and irrigation, and concrete sidewalks.

The development consists of 158 apartment units in a four-story apartment building that includes a clubhouse, fitness center, retail space and two interior courtyards. Parking is provided by seven street-level spaces and a four-story parking garage with 538 spaces.

Construction is generally wood frame and structural steel. Exterior is cement siding, stucco and brick veneer. Roofing consists of architectural style asphalt shingles and TPO flat roofs. All building slabs are post-tensioned concrete on grade. Interior finishes consist of painted drywall ceilings and walls with a textured finish, and a mixture of carpet and faux wood flooring. Wood cabinetry and trim with solid surface countertops are installed in all kitchen and bath areas.
