FAVERGRAY CASE STUDY: UNION ON FLETCHER

In September of 2018, FaverGray, a leading general contractor that has successfully completed over 100 projects across 15 states to date, was proudly awarded the Union on Fletcher project in Tampa, Florida. Despite the global COVID-19 pandemic, FaverGray delivered this project in August of 2020 for Greystar, which unlocked luxury student housing for the University of South Florida community.

Union on Fletcher Overview

Built on a 4.7-acre site, The Union on Fletcher is an opulent 5-story student housing community featuring 217 units and 640 bedrooms/bathrooms with various amenities that improve the overall resident lifestyle. In addition, the development also includes a community center, two courtyards, and one precast parking garage. Since availability in the late summer of 2020, Union on Fletcher obtains a 100% occupancy rate, and the primary driver for the immediate success was building a structure with convenience and student demands in mind.

Over the course of the development phases, FaverGray, along with Greystar and Forum Architecture committed to building Union on Fletcher to raise the standards bar for student housing through evolved design, available cutting-edge technology, and demand trends amongst the Generation Z population. These findings included the desire for modernization with hints of Bohemian style, along with the high expectation of living in a space that does not feel like a standard “dorm room.” Using this data and extensive general contracting expertise since 2005, FaverGray reflected these student demands within the Union on Fletcher project and ultimately provided Tampa, Florida students an amenity-filled community that aligns with the USF campus identity and delivers the ideal social and academic experience.

What Can Students Expect?

Student housing trends have drastically transformed over the last few decades. In the modern age, luxury has become less of an exception and more of a standard for student housing. Because of this, FaverGray strategically built the Union of Fletcher community to meet the raised standards on student living as well as implement amenities that offer it a competitive edge. A significant part of that strive was to incorporate the necessary amenities, but with a modern, grandeur twist to capture invested attraction.

Amenities may be a requirement for any student housing community, but Union on Fletcher was designed and developed with a resort-style layout objective. The community model was made to foster higher levels of academic engagement and success, aid in recruitment and retention, and enhance the undergraduate experience as a whole. For example, the edgy outdoor pool gives students that contemporary feel, the spacious clubhouse offers elegant vibes, and the two-story gym containing a spiral staircase all collectively delivers students that much desired upscale appeal.

This, in conjunction with the prime location to USF and creating a community that is enhanced for four-legged friends, has positioned Union on Fletcher to become the new cornerstone benchmark in luxury student housing.
