Americans 65 and older will effectively double by the year 2040, reaching upward of 80 million. With that rising number inevitably comes more people occupying active adult housing. By combining urban, rural, or suburban lifestyles with traditional senior living, active adult housing has been deemed a wonderful option for older adults to enjoy community advantages while maintaining independence.
However, the aging population today is not like generations from the past. These individuals have been heavily surrounded by modern age technology, state-of-the-art amenities, and luxury design, all of which have set the tone for newfound expectations and demands in the active adult housing industry. As a result, developers and general contractors have been working diligently to update and modernize the active lifestyle landscape of the last few decades. One of the leading predictions is the diversification of adding new amenities while simultaneously discontinuing older ones. Diversification in this sense refers to the demands and needs across the different demographic and geographic areas to build the best path forward. For example, locations with limited access to external activities (i.e., gyms, libraries, walking trails, clubs, etc.) would require more internal community engagement targeting these areas to fill voids. All in all, it is predicted that most active adult developers will be spending more time researching and tailoring housing communities based on what the area already has and either eliminating or adding amenities to accommodate.
With active adult housing communities, there is typically a general store for tenants to shop for what they need. However, most of these general stores have a more country aesthetic and have not been upgraded, ultimately pushing them towards the top of the priority list in 2022. With this focus, active adult living communities will more than likely begin seeing upgrades to their outdated, old-time country general stores. This would plausibly include new lighting, interior design, and luxury retail appeal to transform them into actual markets/grocery stores instead. In the end, the goal is to provide tenants with a much more abundant shopping experience and one that makes them feel like they are still a valuable and integrated part of the modern world.
General contractors have been proactively adding special features to the active adult living scene for decades. Though this prediction might not feel like something new to the surface, it is one that is continuously ongoing and offers new authentic angles in each passing year. For instance, last year was all about modernizing the aesthetics and maximizing smart technology use. For this upcoming year, the objective is anticipated to be all about optimizing the living experience through advanced accommodations.
To date, some of the highly talked about ways to do this are connecting the coffee and library/reading areas to make it much more like an at-home environment. Other soon-to-rise accommodations are said to include things like offering dog walking services, providing garbage pickup at front doors, adding more tenant activities based on polling desires, and incorporating more socialization through interactive activities, events, and open community (indoor and outdoor) floorplans.
As generations continue to become more tech-friendly, developers and general contractors have been working fiercely to ensure active adult housing stays updated alongside them. In the beginning, much of that effort was integrating new smart technology, steering away from the “nursing home” aesthetics, and putting a greater focus on both community space and activities.
Today, those expectations still hold strong, but are now shifting to feature more updated and convenience-rich amenities that harmoniously blur the lines between conventional multifamily and independent living.
