The Island Club project faced an impending deadline when FaverGray was brought on board as general contractor. To meet lending requirements, the project owner had to guarantee the total construction cost - before all the design work had been completed.

FaverGray met the challenge and agreed to a fixed cost. To ensure that the project could be built for the guaranteed cost, FaverGray professionals oversaw the design and offered money-saving suggestions. The result: The final cost was significantly below budget and the project was completed in phases within 10 months. In fact, the owner was able to begin collecting rent revenue just five months after construction began.

Besides the nine apartment buildings, the construction also included a clubhouse, pool, mail and maintenance facilities, fire service, storm water service, sewer service, asphalt paving, landscaping and perimeter fencing.
